SA’s First Homeowner Grant explained

The first home owner grant is a one-off payment of up to $15,000 for eligible first home owners by the State Government. It is intended for eligible applicants who are buying or building a new residential property which will be used as a principal place of residence in South Australia.


Eligibility criteria

  • If you are building new home in South Australia that will be your principal place of residence you may be eligible for a first home owner grant.

  • All applicants are required to occupy their property as their principal place of residence for a continuous period of least 6 months, commencing within 12 months from when the building becomes ready for occupation.

  • The first home owner grant is not available for the purchase or construction of property intended to be used solely as an investment property or holiday home.

  • After the residence requirement has been met, there are no restrictions on the use of the property relating to the first home owner grant.

  • You will not be eligible for the grant if you, another applicant, or your spouse or domestic partner have already received it.

  • For contracts entered into, or owner builders that commenced construction, on or after 6 June 2024 No property cap applies. There is no limit to the market value of the eligible property.

Applying for the grant

To apply for the South Australian First Home Owner Grant (FHOG), eligible buyers can submit an application through an approved financial institution when arranging their home loan, or apply directly to RevenueSA if they are not using an approved agent.

Applicants will need to provide supporting documentation to confirm their identity, eligibility, property details, and occupancy requirements, and the application must be lodged within the required timeframe after purchasing or building the home.
